Charlotte Street, Ballymoney

This early 19th Century Grade B1 listed townhouse was extremely dilapidated when the owners acquired the property, with extensive dry/wet rot infestation and the rear roof partially collapsed. Conservation works included removal of existing non-breathable cementitious floors, wall linings and dry-rot affected windows, timbers and plaster. These were replaced with an insulating limecrete ground floor slab and limestone flags, new ventilated timber panelling to ground floor walls, replacement timber sash windows and extensive repair and replacement of upper level floors and roof structures. The historic doorset, incorporating a very fine teardrop fanlight, has been restored. A new lightwell, roof windows and balcony walkway improve daylighting and add visual interest to the primary living area which includes a bespoke birch plywood kitchen with enlarged window openings. Works also included full redesign of the garden, incorporating new planting, reclaimed brick retaining walls, new cedar greenhouse and hard landscaped courtyard.
